How much does a new roof cost in Florida?

A new architectural shingle roof in Florida usually costs about $9,000 to $16,500 for roughly 2,000 sq ft of roof surface in 2026, while metal and tile run about $14,000 to $42,000, based on published Florida cost guides. Roof size, pitch, decking, and permits move your number more than anything else.

If you are reading this, someone probably just handed you a number, or your insurer just sent a letter about roof age. Here is how to tell if the number is sane.

Florida new roof cost by material (2026 published ranges, not a TruShield quote)

Material~2,000 sq ft of roofSource
Architectural shingle$9,000 to $16,500JA Edwards; FloridaRoofPrice (Palm Coast, Port Orange)
Impact-resistant shingle$13,000 to $20,500FloridaRoofPrice (Palm Coast)
Metal, exposed fastener$14,000 to $26,500Collis Roofing; FloridaRoofPrice
Metal, standing seam$22,000 to $40,000Collis Roofing; Pro Specialty Services
Concrete tile$20,000 to $42,000Pro Specialty Services; FloridaRoofPrice

If your shingle quote for about 2,000 sq ft is well above $16,500, ask which line is driving it: decking, pitch, or tear-off layers. Photos of the decking and each slope show whether that line is real, so check what a roof inspection should include before you sign.

South Florida's High Velocity Hurricane Zone (Miami-Dade and Broward) runs higher. Volusia and Flagler are not in it. For metal by panel type, see our metal roof cost FAQ.

What real Volusia and Flagler jobs look like

Public permits show real numbers. A 22-square Owens Corning shingle reroof in Palm Coast was permitted in January 2026 at a $16,000 job value. PermitStack, which compiles Palm Coast's public permit records, shows an average roofing permit value of about $16,000 over the last 12 months. In Port Orange, public cost guides put architectural shingles at about $10,500 to $16,500. See our Port Orange roof cost FAQ.

What changes the price

  1. Squares, not house size. A square is 100 sq ft of roof surface. Pitch and overhangs add squares.
  2. Pitch and complexity. Steep roofs, valleys, and dormers add labor and waste.
  3. Decking. Rotten plywood gets replaced after tear-off. Providential Roofing lists about $1 to $2.50 per sq ft. Get per-sheet pricing in writing.
  4. Code items. Florida requires product-approved materials and in-progress inspections. Palm Coast, for example, inspects mid-roof and at final.
  5. Permits and paperwork. In Flagler County and Palm Coast, jobs over $5,000 need a recorded Notice of Commencement.

Will insurance pay for it?

Only if covered damage caused it, and even then you pay your deductible first. Hurricane deductibles are a percentage of your home's insured value. Our hurricane deductible FAQ shows the math. Old age and wear alone are not storm damage.

If your roof is 15 or older, Florida Statutes section 627.7011(5) says an inspection showing at least 5 years of useful life left can help keep you covered, so a new roof is not always the only option. See our 15-year roof rule FAQ. If your home was built before 2008, check the state's My Safe Florida Home program for a free wind mitigation inspection.

How to compare quotes

Ask every roofer for the same square count, tear-off, named underlayment, drip edge, decking price per sheet, and who pulls the permit. Check licenses at MyFloridaLicense.com. Skip anyone who wants a big cash deposit or a same-day signature.

Next step

We match Volusia and Flagler homeowners with local licensed roofers who document your roof with photos. Ask for a measured square count in writing.
