How long does a roof last in Florida?
Most asphalt shingle roofs in Florida last about 15 to 25 years in real use, shorter than many warranty labels suggest, because Florida’s UV and heat break the asphalt binder down and make shingles brittle.
Florida’s hot, sunny climate shortens roof life compared with cooler states. The Florida Division of Emergency Management’s Hurricane Retrofit Guide notes that many better products advertise 25 or 30 year limited warranties, but “the hot sunny Florida climate conspires to shorten that life span,” and that older standard 3-tab shingles were typically rated for only about 15 years. Ultraviolet rays break down the asphalt that holds granules, and heat bakes the shingles until they lose strength.
Rough ranges homeowners hear (material + climate matter)
- Asphalt shingles (common): often about 15–25 years of useful life in Florida conditions
- Older 3-tab products: closer to the lower end of that range
- Architectural / laminated shingles: often toward the middle to upper end when installed and ventilated well
- Tile, metal, and other hard covers: often last longer than asphalt, but fasteners, underlayment, and flashing still fail earlier than the tile itself
These are planning ranges, not a promise for your address. Installation quality, attic ventilation, color (darker roofs run hotter), storm hits, and maintenance move the number.
Signs your Florida roof is aging out
From the ground or attic (do not climb in a storm):
- Curling, cupping, cracked, or missing tabs
- Granules collecting at downspouts
- Shiny fiberglass mat showing where granules wore off
- Soft or stained decking in the attic
- Repeated leaks at flashing, vents, or valleys
Age alone is not a diagnosis, but age plus those signs is a reason to get photos and a written condition report. Florida DEM’s Hurricane Retrofit Guide covers how UV and heat shorten shingle life and what aging tabs look like before a storm.
Why your insurer cares about roof age too
Florida law (section 627.7011(5), Florida Statutes) limits when an insurer can refuse to issue or renew a homeowners policy solely because of roof age. That is a separate FAQ. Age still shows up on renewals, 4-point inspections, and Citizens older-roof rules. If your roof is nearing 15 years, treat lifespan and insurance timing as one conversation.
Next step
If your roof is 12+ years old, you see granules in the gutters, or a stain showed up after the last storm, book a free inspection with photo documentation. We connect Port Orange and Central Florida homeowners with local licensed roofers who walk the roof and show you what is repairable vs what is due for replacement.
